Closing Day

Reaching this stage means you’re almost there—but a few final steps remain before the keys are officially yours.

Final Walk-Through

The final walk-through typically takes place shortly before closing or on the day of possession. This visit allows you to confirm that the property is in the same condition as when you last viewed it, that agreed-upon repairs have been completed, and that all included fixtures and appliances remain in place. It also ensures that the property has been left clean and free of unwanted items.

Home Services and Utilities

Ahead of possession, you’ll want to arrange for utilities and home services to be transferred into your name. I will provide a list of helpful contacts to make activating services such as hydro, water, gas, and internet as smooth as possible.

Be Prepared

While most closings proceed without issue, unexpected items can occasionally arise. If a last-minute concern comes up—such as a minor repair or documentation question—you can rest assured that I am available to assist. These situations are not uncommon, and they can be handled efficiently and with minimal stress.

Closing and Possession

Your real estate lawyer will prepare a statement of adjustments, outlining all financial details of the transaction. You will review and sign this document along with any required mortgage paperwork if you are obtaining financing.

If you are required to bring funds to closing, your lawyer will advise whether payment should be made by bank draft or electronic transfer, depending on the amount and timing. If you are unable to attend the signing in person, alternate arrangements can often be made with advance notice.

Once the transaction is complete, keys and any relevant property information will be released according to the agreed-upon possession date—marking the official completion of your purchase.
