My choice for Byron’s best real estate deal of July 2026 is 501 Boler Road.
The property was an all-brick, three-bedroom bungalow on an approximately 77-by-257-foot lot, providing nearly half an acre in the heart of Byron. It included a finished basement, two bathrooms, two fireplaces, an attached garage and a large, private, tree-filled backyard.
It sold for $595,000, or $24,900 below its $619,900 asking price, after 22 days on the market.
While buyers may have planned some future updating, it is increasingly difficult to find that combination of lot size, privacy, bungalow living and a central Byron location near the village, Springbank Park and Boler Mountain at a price below $600,000.
A second contender would be 4 Conifer Crescent, which sold for $650,000 after being listed at $699,900. However, based on the unusually deep lot and location, 501 Boler Road stands out as the most interesting value purchase.

The Byron real estate market recorded a diverse range of sales during July 2026, from an entry-level townhouse condominium selling for $390,000 to a luxury detached home that sold for more than $2 million.
Based on the July sales reviewed, 16 detached homes sold at an average price of approximately $1,008,112. Detached properties spent an average of 25 days on the market, although individual results varied considerably depending on price, condition and location.
The lowest-priced detached sale was 2615 Colonel Talbot Road, Unit 4, which sold for $547,500. At the upper end of the market, 68 Princeton Terrace sold for $2,025,000, making it Byron’s highest-priced detached sale of the month.
The condo-townhouse segment recorded eight sales, with an average sale price of approximately $525,313 and an average of 29 days on the market.
Townhouse-condominium prices ranged from $390,000 for 1294 Byron Baseline Road, Unit 37, to $610,000 for 1965 Upperpoint Gate, Unit 151.
Only two apartment-style condominium sales were included in the July results. Their average sale price was $802,500, with sale prices ranging from $755,000 to $850,000. Because there were only two sales, the apartment-condominium averages should be interpreted carefully.
One of the most notable value purchases of the month was 501 Boler Road. The all-brick bungalow sold for $595,000 and was situated on an approximately 77-by-257-foot lot. Large, private lots within walking distance of Byron Village are increasingly difficult to find, making this one of July’s most interesting sales.

Although the average detached sale exceeded $1 million, that number was influenced by several luxury sales. Buyers could still find detached homes below $700,000, while many of Byron’s newer and larger properties continued to sell well above the neighbourhood average.
For homeowners considering selling, these statistics also reinforce the importance of looking beyond a single average. Property style, age, renovations, lot size, school district, street location and overall condition can all have a significant effect on value.
